Moving to Andover KS 2026: Is It the Right Fit for You?

If you're considering Andover, you're probably already doing serious research. That's smart because Andover has a specific financial profile that doesn't fit every buyer, and understanding it upfront saves you from falling in love with a property that doesn't pencil out.

The short version: Andover offers the strongest school district data in the Wichita metro, east-side access to major employers and retail, a full-service hospital within city limits, and over a decade of consistent population growth. It also carries the highest price point of any Wichita suburb and a property tax structure that surprises most out-of-state buyers.

If you've run the numbers and they work Andover might be exactly right. If you're optimizing for housing cost, there are better fits in the metro.

I'm James McGrew Jr., a full-time Wichita Realtor® with Real Broker, LLC. Here's the honest breakdown.

The Living in Andover Kansas playlist on the Living in Wichita KS YouTube channel covers the community from multiple angles neighborhoods, lifestyle, what it actually feels like to live here. Worth watching before you start touring homes.

The Butler County Factor Read This First

This is the most important thing most relocation resources don't tell you about Andover and it directly affects what you'll pay every month.

Andover sits in Butler County. Every other major Wichita suburb Derby, Maize, Goddard, Haysville, Bel Aire, Valley Center and Park City sits in Sedgwick County. That county line isn't just a geographic footnote. It means Andover residents pay Butler County property taxes, which run meaningfully higher than Sedgwick County rates.

Before you make an offer on any Andover property, get a specific property tax estimate. The difference between a Sedgwick County property and a comparable Butler County property at the same purchase price can be several hundred dollars a month. Verify the number on every property you consider don't assume.

This doesn't make Andover the wrong choice. It makes it a choice you need to make with accurate numbers in front of you.

Where Andover Is And Why It's Growing

Andover is its own incorporated city with its own government, school district, and municipal services not a subdivision of Wichita. Its city limits are contiguous with Wichita's eastern boundary, sitting about 14 miles from downtown along the Kellogg Avenue corridor. For most daily purposes the line between them is seamless, but the distinction matters: you're buying into a separate community with its own identity and its own tax structure.

Andover has been one of the fastest growing cities in the State of Kansas for the last 10 years. The population grew from 11,791 in 2010 to 15,425 in 2022. That growth has continued since, driven by demand from buyers who want east-side access to Wichita's employment and retail corridors without living inside the city itself. New construction remains active across multiple subdivisions and community infrastructure has expanded alongside it.

What this means for buyers: Andover is not a market that's peaked and leveled off. It's a community that has absorbed sustained demand for over two decades and continued building to meet it. Entry-level inventory is limited and moves quickly. If you're serious about Andover, don't wait to understand the market.

Housing in Andover

Andover is the most expensive suburb in the Wichita metro by general price point. A reflection of sustained demand and an active school district rather than speculation.

The median sale price currently sits in the $340,000–$375,000 range as of the time of this article. For current numbers, check the live market data. Entry-level options exist below that threshold for smaller or established homes, while new construction and custom builds extend well above $500,000. Newer developments concentrate in the northern and eastern portions of the city. Established neighborhoods sit closer to the original city core along Central Avenue.

The USD 385 district boundary extends into portions of east Wichita, buyers who want Andover schools don't always have to buy inside city limits. Confirm the specific address against the current boundary map at usd385.org before making decisions based on school access.

Search current Andover listings for homes currently on the market.

Schools: USD 385 Andover Public Schools

According to U.S. News and World Report's 2025 rankings, Andover High School and Andover Central High School rank as the top two high schools in the Wichita metro area a distinction the district has held consistently in recent years.

The district serves approximately 9,400 students across 11 schools including two high schools, two middle schools, and a full elementary structure. Advanced programs, dual-credit coursework, the Center for Advanced Professional Studies (CAPS), and Andover eCademy for alternative learning round out the academic offerings. Visit usd385.org for full program and enrollment details.

Because Andover continues to grow, the district manages capacity actively. Out-of-district enrollment exists on a space-available basis reviewed annually confirm current availability directly with the district if you're moving from outside the boundaries.

What this means for buyers: if school district is a primary driver in your decision, USD 385 is the strongest option in the metro by most measurable standards. The district boundary extending into parts of east Wichita also gives you more address options than you might expect you don't have to buy in Andover proper to access Andover schools.

Community Amenities

The Dr. Jim Farha Andover YMCA at 1115 E. US-54 is a full-service facility including a fitness center, lap pool, family pool, open courts, racket courts, group exercise studios, indoor track, climbing wall, Early Learning Center, and outdoor water park. A 50-foot Luckey Climber rounds out the outdoor amenities. The facility was severely damaged in the 2022 EF-3 tornado and has been fully rebuilt and reopened.

Andover is home to Kansas Medical Center, a full-service private general hospital with a complete range of services including an emergency room. For a suburb of Andover's size, having emergency care within city limits is a practical distinction most comparable communities can't match.

Andover Central Park is the community's civic anchor. City Hall, the Andover Public Library, picnic shelters, a gazebo, disc golf, and a tornado safe room are all here. The Capitol Federal Amphitheater sits within Central Park and hosts outdoor concerts and ticketed events throughout the season. A venue that draws acts from outside the metro into Andover itself.

13th Street Sports Park at 1008 E. 13th Street is Andover's primary athletic complex. Amenities include 10 ball diamonds, 3 playgrounds, a 40-foot Luckey Climber, batting cages, outdoor pickleball courts, sand volleyball, a fishing pond, a dog park, a Great Lawn multi-activity field, and one mile of walking paths with direct access to the Redbud Trail.

The Redbud Trail is a 6-mile multi-use trail running from 159th St. East to Highway 54/400, with a mix of concrete and packed limestone surfaces suitable for walking, running, and most bicycles. Connected to the Red Bud Path originating inside Wichita at the I-135 canal route, the two combined run just short of 16 miles.

Greater Andover Days is the city's annual community festival.

What this means for buyers: Andover's parks, trail network, and event infrastructure are operational and connected. Not a future plan. The Capitol Federal Amphitheater in particular is the kind of amenity most suburbs this size don't have.

How Andover Compares And Where to Go Next

Andover is the eastside option. Strongest school district data in the metro, a full-service hospital, proximity to aerospace employment and WSU, direct access to east Wichita retail and medical with the highest price point and a higher-tax county than every other Wichita suburb.
