One important note before the numbers: the data in this report covers the Wichita Metropolitan Statistical Area (MSA) not just the city of Wichita. The Wichita MSA includes surrounding communities throughout the region. Keep that in mind as you interpret these figures against what you're seeing in specific neighborhoods or suburbs.

What the May 2026 Market Data Shows

Median sale price: $260,000 The median sale price in the Wichita MSA in May 2026 was $260,000 up 4.8% from $248,000 in May 2025. Prices are moving upward year over year in this market.

Median days on market: 9 days Homes that sold in May were typically on the market for 9 days. That's up 12.5% from a year ago meaning the market has slowed slightly from its fastest pace but 9 days is still a very short window. Well-priced, move-in-ready homes are not sitting.

Sale price to list price: 100.0% Homes sold in May closed at exactly 100% of their list price on average. That means sellers are pricing accurately and buyers are generally not negotiating significant discounts but they're also not routinely being required to bid above asking.

Active listings: 1,757 There were 1,757 active listings in the Wichita MSA at the end of May up 3.7% from 1,695 at the same point in 2025. More inventory than a year ago, which is a positive development for buyers.

Months' supply: 2.3 months A 2.3-month supply of homes is still well below the 5-6 months that typically characterizes a balanced market. This remains a seller-favored market overall, though the increase in inventory compared to last year is providing buyers with more options.

Closed sales: 922 units Total home sales fell to 922 units in May, down 6.1% from 982 in May 2025. Fewer transactions are closing year over year.

New listings: 1,080 New listings coming onto the market in May were down 11.3% from a year ago. Fewer sellers are listing, which is part of why inventory while improving remains constrained.

Median active list price: $275,000 The median list price of homes actively on the market at the end of May was $275,000.


What These Numbers Mean for Buyers

The picture here is nuanced. Prices are up year over year, inventory is slightly better than a year ago, and homes that are well-priced are still selling in days rather than weeks. That combination tells you a few things:

Preparation still matters. A 9-day median is not a long time to research a home, arrange financing, and make a competitive offer. Buyers who have their pre-approval in hand and know what they're looking for are in a meaningfully better position than those who are still figuring those things out while actively searching.

The gap between list and sale price is tight. Homes are selling at 100% of list price on average. That doesn't mean there's no negotiating room on any individual property condition, days on market, and seller motivation all factor in but buyers entering this market expecting broad across-the-board discounts will likely be disappointed.

More inventory than last year is a real advantage. 1,757 active listings versus 1,695 a year ago isn't a dramatic shift, but it does mean more options. If you've been sitting on the sidelines, the market is incrementally more favorable for buyers than it was twelve months ago.

The MSA numbers are a starting point, not a conclusion. These figures represent the entire Wichita Metropolitan Statistical Area. Individual suburbs and neighborhoods within the MSA vary significantly in price, days on market, and competition level. The data gives you a baseline your actual experience will depend on which specific area and price point you're searching in.
