EAST WICHITA VS. WEST WICHITA: THE CITY ITSELF

Before getting into the suburbs, it's worth addressing the city of Wichita proper because some buyers are specifically asking about east Wichita and west Wichita as city neighborhoods, not just the surrounding communities.

The honest answer: both sides of the city have a range of neighborhoods at different price points, different ages of housing stock, and different characters. THE EAST SIDE AND SOUTHEAST SUBURBS

Andover

Andover sits approximately 14 miles east of downtown Wichita and is one of the most established and sought-after suburbs in the metro. It's known for planned neighborhoods, community feel, and a school district that consistently draws buyers who make schools a priority.

Andover sits in the eastern corridor near McConnell Air Force Base though Derby is actually the closer of the two suburbs to the base, making both worth a look for military folks relocating to the area.

The April 2022 EF-3 tornado that moved through Andover was significant but the community rebuilt. The YMCA, Prairie Creek Elementary, and the Lodge at Andover Central Park are all repaired and open. Andover today looks like Andover before the storm.

Derby

Maize

Newer developments, a highly regarded school district, and a small-town feel with easy access to the city have made it a consistent draw for both local move-up buyers and relocation buyers.

The character of Maize skews newer construction if you're looking for a home built in the last 10–15 years with modern features and open floor plans, this area tends to have strong inventory in that category.

Goddard

Goddard sits to the west of Wichita, roughly 12 miles from downtown. It has a more rural feel than the eastern suburbs larger lots, more open space, a quieter pace. It's also home to Tanganyika Wildlife Park, which is one of those things that surprises most people who haven't heard of it until they're already researching the area.
